Magnificent view of the mountain with 3 room licensed B & B

Sometimes, you just have all the cards fall your way. That is how it felt as I walked around this beautiful home. I looked down on the home from the road and the first thought through my mind was, “Nicely done!”
We see a lot of homes that are really just average but every now and then we come across true thoughtfulness mixed with some creative flair. This home is one of these.

As you enter this 5 bedroom, 3 bathroom home you can see straight through the large living area, out of the rear bi-fold doors (that can be fully opened) to Cooroy Mountain. I love Cooroy Mountain. It has a power to it, a stately grandeur that is always there but does not intrude. I walked out of that main living area and onto the rear deck and I realized that this is where I would spend a lot of time. It embraces you! I sat in the outdoor lounge and looked at Cooroy Mountain thinking, “This is mighty fine!”

The rear deck is large and very well constructed with a wide, solid set of stairs tracing down to the pool area. Back inside I walked to the kitchen which is modest in size but packed full of all the right things. Being a Bed and Breakfast this kitchen has been set up to cook. All the right pieces in the right places make this a dream to prepare a meal in. It also looks out over the pool area and the mountain and is part of the living area so you are connected to what is going on.

Heading back to the front of the house, I enter a guest suite that is the secondary suite in the home. The owners use this if their main downstairs suite is booked but the people need to come anyway. It has a large bathroom, bedroom and a cosy lounge room that are all together so the guests can be in “their space” without having to interact with the owners.

On the other side of the home is a study with walk in robe and the Master suite. The Master has a truly grand en suite situated next to a large bedroom with a King sized bed in it. Of course, this too looks out over the mountain. I can not think of a better view to wake up to than that.

This master suite heads back out into the main living room that joins the entrance to the rear deck. This main living area is large and open with heaps of space for the best of furniture. The layout of the home means that this room is the center of all your living with the Kitchen and rear decks flowing off it.

Downstairs is a second complete Guest suite. It has a large main room with bed and lounge area being serviced by its own bathroom. The owners have cleverly designed this bathroom to have two entrances, one from the Guest suite and one from the pool area. This allows the soaking wet person to walk straight into a shower and prepare themselves for their after swimming activities.

Next to this lower guest suite is the laundry and a store room. And next to that is another area that is fully ready to be made into an extra Guest suite if you so desired. Being already registered and licensed for a 3 room B & B this would add major value and income potential to the property.

The pool area is fully fenced and inside the fence is a large dining area with BBQ facilities and a magnificent dark blue pool that has both shallow and deep sections. Below the pool the property slopes down to a large lake that is bordered by three other properties. If you like canoeing this will be a lot of fun.

Finally we come to the garage which is situated next to the home and joined by a covered walkway. It is beautifully made with a wooden floor so it could be converted to another suite if you desired. Underneath the garage are the water tanks which have a UV sterilisation system connected to all water coming into the home.

Overall I was truly impressed with this home. It has been extensively thought through. It has been designed to live in and entertain in. It has great views and very usable spaces and would make a fantastic home in the hinterland or a great small business to retire with.
